When Mirvac’s LIV brand launched back in 2020, build-to-rent (BTR) was an emerging market. Fast forward four years, and BTR needed no introduction. LIV, however, needed to rethink its identity to cut through the competition. But the brand system we developed does more than refresh and realign LIV’s visual and verbal identity. Bringing  together a flexible masterbrand with individual place brands for each asset, we created a framework that’s both characterful and consistent: allowing each unique neighbourhood  to shine with a localised positioning, palette and messaging, while sharing core art direction and graphic design.
