Hoyne’s Place Visioning® guides a $2.5 billion Brisbane waterfront precinct, uniting consultants to shape design, atmosphere, naming, branding, and marketing for a world-class business and tourist destination.

Set to become a mixed-use commercial and retail precinct by 2028, Waterfront Brisbane is a 1.5-hectare riverfront site in the CBD’s Golden Triangle. This $2.5 billion Eagle Street Pier transformation will deliver a world-class business and leisure destination.

Hoyne collaborated with Dexus to identity the site’s key strengths and opportunities, from its prime position between the city and river to its role as a leading business destination. These insights, combined with detailed researched into target users and tenants plus a review of the existing master plan, allowed us to create the place pillars and a set of character zones that would underpin the precinct and lay the groundwork for long-term success.

The Place Vision reimagines Brisbane’s riverfront as an innovative, mixed-use commercial and retail hub, reconnecting the city with the water through more than 9,000 square metres of public spaces. Waterfront Brisbane will also deliver on many opportunities from Brisbane City Council’s City Reach Waterfront Masterplan.

The Vision pillars focus on fostering an evolving work environment, curating a fresh and convenient mix of retail and F&B, integrating energising experiences and peaceful retreats within the landscape, empowering business partnerships, and adopting a holistic approach to health and wellbeing throughout the precinct.

The character zones outline specific place experiences and potential destinations for different areas, such as the Riverwalk, River Terraces, Market Square, and City Veranda.

Upon competition, Hoyne’s Place Vision served as the foundation for the consultant team, shaping the design and atmosphere of the public spaces, while also influencing the naming, branding, and marketing of the precinct.
