Hoyne was tasked with developing a vision for the future of the Drury Town Centre that would establish Kiwi Property as the region’s driving developer – obtaining the support of the local community, council, infrastructure, and government stakeholders along the way.

Benefiting from high-speed transport links, this 50-hectare greenfield site is situated 35km south of the Auckland CBD. Staged over 20 years to align with projected growth in households, population, and employment, it is intended as a vibrant alternative to inner-Auckland living.

One of the key objectives was to transform this location into a transit-oriented destination. This was accomplished through successful lobbying efforts with the government, which resulted in a project that can seamlessly integrate retail, office, and residential spaces, all within easy walking distance of each other and the future Drury Central Train Station.

A key challenge for the project was Auckland’s highly diverse and rapidly growing population. Kiwi Property needs Drury to attract the highest proportion of new residents possible, representing myriad backgrounds and interests. Hoyne’s Place Visioning process allowed us to identify and explore common drivers for new residents which could then inform our strategies and recommendations.

The result was a clear, compelling, and cohesive vision for the future of Drury Town Centre as a 21st-century township, proudly celebrating nature, culture, community, and opportunity. It blends contemporary expressions with traditional New Zealand character.

The Kiwi Villa served as the inspiration for the typology and materiality, shaping the visual language of the residential and town centre architecture. This much-loved Kiwi Villa eased concerns about a typical shopping centre developer approach with its promise to deliver a tactile and beautiful vernacular which will form the foundational DNA of Drury.

This vision not only helped Kiwi Property establish KPG as a preferred partner but also secured the support of the local community, council, infrastructure, and government stakeholders.
