
Southwark Grounds – Place Visioning / Renewal SA
This market-ready Place Vision united Renewal SA’s goals with community values, design aspirations and economic imperatives.
Set on the former West End Brewery site northwest of Adelaide’s CBD, Southwark Grounds represents the last major city-fringe infill site of its kind. With ambitions to deliver more than 1,300 new homes in a mixed-use precinct prioritising wellbeing, diversity and culture, Renewal SA engaged Hoyne to lead the critical upfront work of Place Visioning® and place strategy.
Our role was to set a clear, compelling direction that would guide future developers and ensure the site’s transformation aligned with Renewal SA’s legacy ambitions.
Drawing on local insight and international benchmarks, we led research, workshops and collaborative visioning with planners, architects, Indigenous consultants, landscape designers and cultural advisors. With thorough research and analysis of surrounding precincts, Hoyne revealed opportunities to celebrate heritage, drive economic growth and support diverse, high-quality urban living, shaping a vision with a clear, authentic point of difference.
This strategic work became the project’s foundation: a market-ready vision and development framework that united Renewal SA’s goals with community values, design aspirations and economic imperatives. These guiding principles, narrative and placemaking opportunities will define Southwark Grounds and shape decisions concerning future investment, development, design and delivery.
Alongside the Place Vision, we created ‘Guidelines for Developers’ to attract quality partners by clearly showcasing the site’s value and potential. This sets a high standard for innovative mixed-use development and provides Renewal SA with a powerful tool to reduce risk, engage stakeholders and drive alignment across Government and Council.
From this strong strategic base, we developed a place brand, one that honours the site’s working-class legacy while signalling new stories to come. Bold, heritage-inspired and distinctly local in tone, the brand brings the vision to life in a way that is both grounded and forward-looking.
Together, the vision, strategy, brand and guidelines work in elegant cohesion to position Southwark Grounds as a landmark neighbourhood – shaping Adelaide’s future.
