From under-utilised to world leading: A place vision that will transform the Brisbane riverfront into an innovative mixed-use commercial and retail destination, reconnecting the city to the water through over 9,000sqm of public spaces.

Waterfront Brisbane is a 1.5ha riverfront site adjacent to the CBD in Brisbane’s Golden Triangle. Scheduled for completion in 2028, it is set to become a mixed-use commercial and retail precinct with two 40+ story office towers, a riverfront retail precinct, and a diversity of public spaces including an expanded Riverwalk. The development will transform what was the site of Brisbane’s first port into Eagle Street Piers and Waterfront Place, “a global-standard business and leisure destination”.

Hoyne collaborated with Dexus to identity the site’s key strengths and opportunities, from its prime position between the city and river to its role as a leading business destination. These insights, combined with detailed researched into target users and tenants plus a review of the existing master plan, allowed us to create the place pillars and a set of character zones that would underpin the precinct and lay the groundwork for long-term success.

The place pillars centred on creating a dynamic work environment, offering fresh and convenient retail and F&B, embedding energising experiences and green spaces, supporting local business, and promoting holistic health and wellbeing across the precinct.

The character zones provided recommendations on the place experiences and destination magnets for each area of the site, including the Riverwalk, River Terraces, Market Square, and City Veranda.

Hoyne’s place vision became the brief for the consultant team, influencing both the look and feel of the public spaces, as well as the names, branding and marketing of the precinct.

Hoyne identified the site’s strengths – prime city-river location and status as a leading business hub – and guided creation of place pillars, character zones, and public spaces, supporting two 40-plus-storey office towers, riverfront retail, an expanded Riverwalk, and a vibrant, connected precinct.

Waterfront Brisbane will also deliver on many opportunities from Brisbane City Council’s City Reach Waterfront Masterplan.

The Vision pillars focus on fostering an evolving work environment, curating a fresh and convenient mix of retail and F&B, integrating energising experiences and peaceful retreats within the landscape, empowering business partnerships, and adopting a holistic approach to health and wellbeing throughout the precinct.

The character zones outline specific place experiences and potential destinations for different areas, such as the Riverwalk, River Terraces, Market Square, and City Veranda.
